A modern residential district developed by Penta Real Estate and EPD Group is emerging on the site of the former heating plant, combining high-quality architecture, greenery, and comfortable living. The area is bordered by a railway line on the northeast side and defined by the Nad Hradním Potokem road to the south.
The heart of the project is a development of terraced family houses that complement the street profile along the southern boundary. On the northeastern side, these are followed by two apartment buildings with five to six above-ground floors, each with a shared underground level designated for parking. The roofs of the underground garages will be landscaped with greenery, contributing to a pleasant microclimate. The apartment buildings are carefully positioned at the lowest level of the site to avoid creating a visual barrier for the surrounding area.
A key element of the design is the accessibility and openness of the area. The project includes traffic-calmed streets in a residential zone, pedestrian paths, crosswalks, and passages between apartment buildings. These connect to the main route running along the green belt on the southeast side. Around the castle park, a primary connecting road will ensure comfortable movement throughout the entire site.
All internal roads will be lined with trees and complemented by greenery, including retaining walls covered with vegetation. The goal is to create a harmonious environment that blends modern living with nature and provides residents with a high-quality public space.
The project, designed by the renowned studio Schindler & Seko Architects, will offer 114 apartments and 27 terraced family houses. Construction is scheduled to begin in 2026, with completion planned for 2028.
