The area of the former Žižkov freight yard is one of the largest brownfield sites in the wider centre of Prague, with a total area of over 70 hectares. It is being transformed into a new residential area with the help of six large development companies. The northern part of this locality along Malešická and K Červenému dvoru streets is being developed by Penta Real Estate and Sudop Invest.
554 new flats and 700 parking spaces will be built here including a large green courtyard, a water area and places for relaxation and sport.
The project will be built in two phases, the first of which – comprising 280 apartments in four buildings along with 357 parking spaces – does not require a zoning change and is expected to take place between 2026 and 2028.
The project also envisages a non-residential space suitable, for example, for medical facilities. As per an agreement with the Prague 3 municipality, Penta Real Estate will also contribute to the reconstruction or expansion of the primary school building in this area.
The architectural design of the development was prepared by the well-known Dutch studio Benthem Crouwel and the Czech studio ra15.
