Penta Real Estate, in partnership with Sekyra Group, has launched construction of Momentum, a new residential development in Prague’s Smíchov district. The site was acquired by Penta as part of its purchase of ČSAD Praha Holding in 2023.
The project will transform a former parking lot into a modern residential complex featuring 240 fully furnished micro-apartments, primarily aimed at young professionals and first-time buyers. Momentum is strategically located near the Anděl metro station, the Na Knížecí bus terminal, and just a short walk from the Smíchov riverfront.
The development will offer apartments ranging from 22 to 45 square metres, with layouts from studio units (1+kk) to one-bedroom apartments (2+kk). Residents will also benefit from a range of shared amenities, including community spaces and a rooftop terrace with panoramic views of Prague.
The architectural design was created by Aulík Fišer Architekti. The building’s façade will be enhanced by a large-scale artwork by Jiří Franta and David Böhm, selected through the Penta Art programme.
Momentum will incorporate advanced technologies focused on sustainability and energy efficiency, including a Smart Home system, heat-recovery ventilation, and heating and cooling solutions powered by geothermal wells and radiant ceiling systems.
The project represents an investment of approximately CZK 1.3 billion, with completion scheduled for 2028.
