Brand BASE is moving to Chalupkova Offices and will expand the offer of flexible offices

Penta Real Estate is moving the BASE brand to the Chalupkova Offices project, where it will cover a new concept of flexible offices designed for small and medium-sized companies. The new product will naturally complement the offer of office space in the upcoming office building and create a background for companies looking for a high-quality working environment, lease flexibility and a representative address in Bratislava’s downtown.

The move of the BASE brand to Chalupkova Offices builds on Penta Real Estate’s long-term experience in flexible office solutions in Bratislava and Prague. In the new project, the brand will represent a segment of compact flexible offices that will complement the main office leasing product for larger companies. At the same time, it will create space for smaller companies, startups and dynamically growing teams that need high-quality office facilities without having to manage the entire process of setting up their own premises.

In Chalupkova Offices, a separate floor of approximately 2,300 sqm will be dedicated to this concept. The space will consist of a combination of private offices starting from 16 sqm, shared meeting rooms, phone booths, relaxation zones and fully equipped kitchenettes. Leases will be available from as little as one year, enabling companies to respond more flexibly to their own growth, team changes or current workplace needs.

An important part of the new concept will be the high standard of the working environment and the comfort of everyday operation. BASE in Chalupkova Offices is designed as a solution for companies looking for a professional headquarters in a modern office building, while needing a smaller area, ready-made facilities and a simpler lease setup. The architectural design of the concept was prepared by Čechvala Architects.

The new product also responds to the development of the office market and the changing expectations of companies. Offices today increasingly represent part of a company’s identity, way of working and a tool for building a high-quality working environment. Small and medium-sized companies are therefore looking for solutions that allow them to operate in a premium building with a high technological standard, but in a more flexible model and without significant time or financial costs associated with setting up their own premises.

The presentation of the new concept will also include a functional pop-up office during Forbes Business Fest Bratislava 2026. Visitors will be able to experience directly in the festival environment how comfortable work facilities can function outside a traditional office. The pop-up office will provide space for work, handling emails, phone calls or short business meetings, bringing visitors closer to the atmosphere of the future flexible offices in Chalupkova Offices. The interior of the pop-up office is being created in cooperation with HOSU, a company specialising in modern work environments and office design.

The move of the BASE brand is also connected with the agreement between Penta Real Estate and Alto Real Estate regarding the sale of the company operating the coworking spaces in Jurkovičova Tepláreň. The coworking operation will now be further developed by Alto Real Estate under the existing Jurkovičova Tepláreň brand. This concept will continue to connect offices, coworking and event spaces within the setting of the iconic functionalist building in Sky Park.

For Penta Real Estate, the move of the BASE brand to Chalupkova Offices represents another stage in the development of flexible office solutions within its own office projects. Chalupkova Offices will thus expand its offer with a product that naturally combines a premium office standard, lease flexibility and the needs of small and medium-sized companies in Bratislava’s new city centre.
