Bory Bývanie enters a new stage as Penta Real Estate launches apartment sales in Bory Nové Bloky

The Bory Bývanie project is moving into the next stage of its development, with Penta Real Estate launching apartment sales in a new stage under the name Bory Nové Bloky. Located in the north-west part of Bratislava, between the Lamač and Devínska Nová Ves districts, the new residential stage builds on the area’s ongoing development and further reinforces the urban character of the Bory district.  

The new stage is situated in close proximity to Bory Hospital and the shopping and entertainment center Bory Mall, between existing residential buildings and the Dúbravčický stream. The district’s long-term development is based on the gradual integration of housing, amenities and public spaces to create a fully-fledged urban environment for everyday life. Bory Nové Bloky builds on this concept, responding to the needs of a growing community while supporting the area’s continued, organic growth.  

The stage will comprise six residential buildings ranging from four to eight storeys. The architectural design by the Czech studio Perspektiv is based on an urban design competition and adopts a block structure that creates semi-enclosed inner courtyards. These are designed to provide residents with a calmer living environment while fostering a sense of community. The concept also includes a central promenade that connects the individual parts of the development and integrates naturally with the surrounding area.  

The project will deliver approximately 340 apartments of various sizes and layouts. The offer will include compact one-room units suitable for individuals or couples, as well as larger family apartments, including penthouses designed with an emphasis on space and privacy. Ground-floor apartments with private front gardens facing the quieter inner courtyards will also be available. Upper floors will feature balconies, loggias or a combination of both, with some apartments designed as dual-aspect units to maximize natural daylight.  

The varied building design also allows for rooftop terraces and apartments with more open views of the surrounding area. The top floors will therefore offer larger units that make full use of their position and align with the overall residential concept of this stage.  

A key aspect of the design is the careful treatment of public and semi-public spaces. The inner courtyards are conceived as calm community zones with greenery, playgrounds, sports features, relaxation areas and a barbecue space. The design also incorporates rainwater management through retention tanks and a rain garden. The project supports alternative mobility as well, with each residential building featuring a dedicated bicycle storage room, complemented by outdoor racks next to building entrances.  

Parking will be primarily provided in a shared underground garage connecting all residential buildings, with more than 400 parking spaces available, including spaces for electric vehicles. Surface parking will be kept to a minimum and reserved mainly for short-term use, contributing to a higher-quality public realm within the development.  

The location also benefits from a wide range of amenities within walking distance. The immediate proximity of Bory Hospital and the shopping and entertainment center Bory Mall, provides residents with access to retail, dining, healthcare and a kindergarten. The district also features public spaces and cycling infrastructure, with excellent accessibility ensured by connections to the D2 motorway and public transport, to be further enhanced by the planned extension of the tram line.  

The launch of sales marks another milestone in the development of Bory Bývanie, which continues to establish itself as one of Bratislava’s most significant development areas, gradually fulfilling its ambition to create a fully-fledged urban district.
