Unused plots in the eastern development part of the TJ Spoje sports complex along Na Balkáně Street in Prague 3 are set to gain a new life. A two-phase urban and architectural competition was organized to define the future form of the area, with the aim of finding a comprehensive solution for both the residential part and the adjacent sports complex. The winning proposal was prepared by the OV architects.
The residential part of the project envisages the construction of approximately 250 housing units, primarily in apartment buildings and complemented by terraced family houses. It focuses on high-quality public spaces, ample greenery, and recreational areas connected to the Třešňovka park. The design also includes a connection to the main cycling route linking the Vítkov area with Libeň and Vysočany.
The development will also enable the regeneration of the entire area, including the adjacent sports facilities of TJ Spoje and TJ Sokol Žižkov II. Their modernization and an overall improvement of the environment are planned, as the current state does not meet the needs of the Prague 3 district.
The project emphasizes sustainability, efficient rainwater management, high-quality public space, and the integration of abundant greenery. The new neighborhood will naturally complement the surrounding development and strengthen both recreational and pedestrian connections throughout the area.
