The first tenants moved to the Rosum project, which was officially opened at the beginning of this year. This office project, the investor of which is Penta Investments, brings more than 22,000 square metres of office space to the Bratislava real estate market, and this in a high quality and environmental standard. Besides office space, Rosum also features a retail part for shops and services, with total construction costs of almost EUR 28 million.
Among the first tenants in the Rosum project we can find the media company News & Media Holding and the pharmaceutical company Teva Pharmaceuticals. “Currently, we have a lease agreement with ten tenants, who, put together, occupy more than 60% of the building. With the current competition of new office projects in Bratislava, we consider it a great success that confirms the uniqueness of the site and of the project alike,” says Jan Brynza, Head of Leasing at Penta Investments. “Currently, there are several negotiations underway with potential tenants, so we assume that Rosum will be fully occupied by the end of 2017,” he adds.
The new concept of the project
The project at the corner of Ružinovská and Bajkalská Streets has undergone several changes in recent years. From the original residential project it was transformed into an office building, bringing additional civic amenities and new public space to the area. In accordance with the planned zone plan and with the intention of the town part, the number of buildings was decreased from three to two and their height similarly – from the planned 30 above-ground floors to the current 11.
“I appreciate the fact that the project was downgraded and that its purpose was changed. This was also demanded by the local residents during the public presentation of the original project. At the same time, I am glad that the investor helped us with the renovation of Andrej Hlinka Park, which, after thirty years, became quality public space again. I also received positive feedback from people regarding he bike paths in the surroundings of the project,” said Dušan Pekár, Mayor of Ružinov.
The office space is located in two towers – north and south – which are, from the construction point of view, connected by an integrated parking facility on lower floors, with 470 parking places. On the roof, the tenants will appreciate a spacious terrace with lots of green elements, which they will be allowed to use for informal meetings or relaxation. The sustainability of the building is another important factor for the tenants, and it will therefore be certified in compliance with the internationally recognized LEED system, at least at the “GOLD” Level.
Emphasis on public space
The Rosum project was designed by the architectural team of the Helika design office, but Igor Marko, public space specialist of the Marko & Placemakers studio, is also involved in the preparation of the project. Mr. Marko will guarantee the use of the surroundings of the building as functional public space, intended not only for the tenants and their employees, but also for all the residents of the town part.
“With regard to the office complex, its ambition is to become an integral part of the overall concept of the Ružinov Town Part. The architecturally unconventional concept resulted from our effort to create a comfortable working environment with flexible office space and with the possibility of using external or internal spaces for other, non-professional activities. The green garden on the roof, which will be a great place to relax or meet, is unique in this respect,” says Rastislav Novák, Business Director of Penta Investments.
A part of the project involved modifying the road infrastructure so that it would meet the traffic load requirements, as well as building a section of a cycle path and in its connection to the cycling trail in Trenčínská Street. As an investor, Penta is actively involved in the project of the revitalization of the nearby Andrej Hlinka Park too.
