Penta Real Estate and SUDOP Invest have commenced construction of the first phase of the Žižkov 3.0 project on the site of the former Žižkov Freight Railway Station in Prague. The transformation of one of the city’s largest brownfield areas will create a modern urban district combining housing, services, public spaces and extensive green areas.
The first phase includes the development of four residential buildings with approximately 280 apartments, with units in two of the buildings already on sale. Once completed, the entire project will deliver around 550 apartments, retail units, healthcare facilities and a range of other amenities. The first phase is scheduled for completion in mid-2028.
A key feature of the development will be a central park covering more than one hectare, including a water feature and connected to a network of new pedestrian and cycling routes. Approximately half of the project area will be dedicated to public spaces and greenery.
The architectural design was created by the renowned Dutch studio Benthem Crouwel Architects in collaboration with the Czech architectural practice RA15. The project draws inspiration from the site’s railway heritage, which is reflected in both the urban planning concept and the architectural character of the new district.
Žižkov 3.0 forms part of the long-term transformation of the former Žižkov Freight Railway Station area. In addition to new housing, the district will gradually welcome schools, kindergartens, healthcare and social care facilities, as well as other public infrastructure, creating a vibrant and fully integrated urban neighbourhood.
