Chalupkova Offices Reaches Its Highest Floor

The construction of the Chalupkova Offices project has reached a major milestone. The topping-out ceremony marked the completion of the structural works of the first phase, and the building has now reached its highest floor level. Chalupkova Offices represents the opening phase of the wider Chalupkova area development in Bratislava’s downtown. Once completed, it will deliver nearly 33,000 square meters of modern office space along with more than 2,000 square meters of retail space.

The project is being built on the site of a former industrial brownfield in close proximity to Bratislava’s historic city center. The Chalupkova area is among the locations that have undergone significant transformation in recent years, gradually evolving from a formerly closed-off industrial zone into an integral part of a compact urban environment combining offices, housing, services and public spaces. Chalupkova Offices is designed to play a strong placemaking role, with an active ground floor and a direct connection to a planned inner-block park that will expand the network of green and leisure spaces in the area.

The architectural design of the project was prepared by Jakub Cigler Architekti. The building is conceived as a compact, technologically flexible structure with a strong emphasis on street-level scale, a clearly articulated ground floor, and an efficient layout of office floors that allows for flexible configurations suitable for both large and smaller tenants.

The project aims to achieve LEED Platinum certification, the highest rating available, while also targeting operational carbon neutrality in accordance with the LEED Zero Carbon standard. Its technological solutions include a combination of renewable energy sources, heat pumps, photovoltaic panels, intelligent energy-management systems, enhanced air filtration, and highly efficient heating and cooling systems. Compared to modern office buildings certified at the LEED Gold level, Chalupkova Offices is expected to reduce electricity consumption by more than 40 percent.

The ground floor of Chalupkova Offices is designed to become an active part of urban life. The project’s retail strategy envisages a balanced mix of gastronomy, services, healthy lifestyle–oriented concepts as well as smaller flexible retail units intended to serve not only the building’s employees, but also local residents and visitors to the wider city center.

The symbolic highlight of the milestone was the topping-out ceremony, marked by the placement of a living tree that will become part of one of the building’s green terraces once construction is completed. This represents the project’s first permanent green element and symbolizes its commitment to sustainability. The tree was placed in a designer planter created specifically for Chalupkova Offices by the Crafting Plastic studio, made from 100% natural and biodegradable bioplastic, with its shape and surface texture inspired by the grid of the building’s façade.
