Retail is not just about shops, restaurants or services. It is an essential part of urban life, shaping the character of streets, the quality of public spaces and the way people experience different locations. As the main expert partner of the new Yes, We’re Open initiative, Penta Real Estate has brought the topic of placemaking retail into the spotlight. The initiative’s first event, Urban Retail Talks, brought together developers, architects, entrepreneurs and retail professionals at Bratislava’s Jurkovič Heating Plant on 27 October. At the event, Penta Real Estate shared its experience from Prague’s Masaryčka development and showcased the retail potential of its upcoming Bratislava projects, Chalupkova and Southbank.
Yes, We’re Open is a new long-term initiative designed to encourage professional dialogue and the exchange of experience on retail as an important element of placemaking. Its inaugural event was Urban Retail Talks, a conference organised by Echt Brands in cooperation with Penta Real Estate as the main expert partner. The programme featured four case-driven discussions, insights into future trends and an interactive format that encouraged active audience participation.
For Penta Real Estate, retail is an integral part of urban neighbourhood planning. High-quality architecture and public spaces provide the foundation, but what happens at street level ultimately determines whether a neighbourhood truly comes to life. A well-considered mix of retail tenants can activate public spaces, foster community life and give people reasons to return to a particular place. Effective retail planning therefore starts with understanding the character of a location, the needs of its future users and how the area will function in everyday life.
This was precisely the approach presented by Michal Hranai, Senior Business Development Manager at Penta Real Estate, during the opening discussion, *How to Create Placemaking Retail? From Masaryčka to Bratislava*. Using Prague’s Masaryčka development as a case study, he explained how retail strategies take into account the different needs of office workers, commuters, tourists and local residents. The discussion also explored the importance of flexibility in retail planning and the need to respond to changing market conditions, which can influence the originally proposed tenant mix.
Penta Real Estate is also applying the experience gained from Masaryčka to its upcoming Bratislava developments, Chalupkova and Southbank. While both projects will introduce new homes, workplaces, services and high-quality public spaces, their distinct characters call for individual approaches to retail planning. Chalupkova is taking shape in Bratislava’s dynamic downtown district, where active ground-floor spaces will naturally respond to the daily movement of residents, employees and visitors. Southbank, on the right bank of the Danube, will connect urban life with the waterfront, nature and spaces designed for relaxation and leisure activities. In both developments, retail will play an important role in shaping the identity and everyday functioning of the future neighbourhoods.
Both projects were also showcased at the conference through visual presentations reflecting their individual identities and characters. The discussion included an interactive vote in which participants used voting cards to choose which of the two locations they could imagine opening their own retail business in. This naturally led to a conversation about how entrepreneurs evaluate potential locations and which factors they consider most important when planning a new retail concept.
Urban Retail Talks also offered further perspectives on creating successful urban retail. Experts explored the architecture and design of retail spaces, the use of data in business decision-making and the importance of choosing the right location. Trend expert Pavlína Louženská shared her outlook on how retail is expected to evolve over the next decade, while the closing fishbowl discussion provided an opportunity for speakers and audience members to exchange experiences directly.
As the first event within the Yes, We’re Open initiative, Urban Retail Talks opened a broader conversation about how retail can contribute to the quality of urban environments. For Penta Real Estate, its role as the main expert partner represents a natural continuation of the approach it applies to developing its projects in Bratislava and Prague. Bringing together developers, architects and retail operators is an important step towards creating urban neighbourhoods where high-quality buildings and public spaces are complemented by vibrant, active street life.
