Penta Real Estate has acquired an underutilized site in the eastern part of the TJ Spoje sports complex in the Balkán area of Prague 3.
A new residential district will be developed on the site of the former brownfield, combining modern housing with high-quality public spaces, greenery, and recreational amenities. The project will also provide a connection to the main cycling route linking the Vítkov area with Libeň and Vysočany, while improving connectivity between the Třešňovka and Višňovka parks.
The future form of the area was determined through a two-stage urban and architectural competition won by OVA Architekti. The expert jury was chaired by architect Jan Aulík of Aulík Fišer Architekti. Independent jury members included Igor Marko, Martina Chisholm, and Radek Lampa. Representatives of the investor and Prague 3 Municipal District also served on the jury.
The residential development will comprise approximately 250 housing units, primarily in apartment buildings complemented by terraced houses. Sustainability is a key feature of the project, with comprehensive rainwater management forming an integral part of the design.
The winning proposal also includes the revitalization of the adjacent TJ Spoje and TJ Sokol Žižkov II sports complex, which is currently in poor condition. This upgrade will contribute to the overall transformation of this part of Prague 3.
