The Chalupkova project in Bratislava’s downtown is entering a new phase of development. Alto Real Estate is joining the Penta Real Estate project as a minority partner in a joint-venture structure. At the same time, Alto will become the first tenant of the upcoming Chalupkova Offices building — the initial phase of this new development.
The partnership between two leading developers represents a new form of collaboration on the Slovak real estate market. The aim is to combine Penta Real Estate’s long-standing experience in delivering large-scale urban projects with Alto Real Estate’s investment capacity. This cooperation forms a strong partnership that underscores confidence in the Chalupkova location as one of the most promising parts of Bratislava.
The first phase, Chalupkova Offices, will deliver more than 18,400 square meters of premium office space and 1,500 square meters of retail space. The building has been designed by the renowned architecture studio Jakub Cigler Architekti, which incorporated city-shaping features, high-quality public space and state-of-the-art technological solutions into the design.
The office building will rank among the most technologically advanced administrative projects in Slovakia. It is designed to achieve LEED Platinum certification and operational carbon neutrality under the LEED Zero Carbon standard. A combination of renewable energy sources, heat pumps and photovoltaic panels will reduce electricity consumption by more than 40% compared to conventional office buildings.
The project will also include smart ventilation systems with a constant supply of fresh air, acoustic solutions for comfortable work in the city center, and green terraces overlooking the downtown. Additional benefits include a community rooftop with barbecue facilities, cycling amenities with showers and a repair station, and direct access to a planned courtyard park that will create a new public space for nearby residents and employees.
As one of Penta Real Estate’s most significant planned investments in Bratislava, the Chalupkova project envisions the transformation of a former brownfield into a vibrant new urban district, seamlessly integrating housing, offices, services, and public spaces into a single functional and sustainable whole.
