Florenc will undergo a significant transformation in the coming years. On the site of a former railway brownfield, a new urban district – Florenc21 – will emerge, connecting Karlín, Nové Město, and Žižkov. The project will offer hundreds of apartments, offices, retail, a hotel, and a modern bus terminal. It will feature pedestrian zones and high-quality public spaces that will revitalize the area around Florenc metro station. The total floor area of the new development will reach 108,000 m².
The first stage of the project is the result of international architectural competitions, which brought leading teams from across Europe to Prague. A total of 157 teams from 33 countries entered the competitions, and the jury selected winners for six blocks. In total, 15 renowned studios from the Czech Republic, Denmark, France, Germany, Italy, the Netherlands, and Poland will participate in the project.

Florenc21 is one of Prague’s largest urban projects, with an estimated investment of CZK 20 billion. Construction is planned to start in 2028, with completion of the first stage expected in 2031.
