Penta Real Estate and PSN receive building permit for project Vinohradská 8

Penta Real Estate and PSN have obtained a building permit for a new development project that will rise on the site of the former brutalist Transgas complex, following a planning and approval process that lasted more than two years.

Before construction could begin, the site required a technically demanding demolition. As the demolition took place in close proximity to railway tunnels, it necessitated strict safety measures as well as careful monitoring of noise and vibrations.

The residential part of the project, oriented toward a quiet inner courtyard, will offer approximately 200 apartments of various sizes and layouts, including seven penthouses. Facing Vinohradská Avenue, the development will provide around 7,500 m² of office space, complemented by 1,400 m² of retail units. The project will also feature a rooftop terrace with views of Prague and Wenceslas Square.

The architectural design was created by Jakub Cigler Architekti. The new development will sensitively respond to the character of the Vinohrady district, complementing the traditional urban block structure while connecting the area’s historic atmosphere with contemporary architecture. The project will also focus on modern technologies, sustainability, and energy efficiency. An underground parking garage equipped with electric vehicle charging stations will also be included.

The attractiveness of the location will be further enhanced by planned improvements to the public realm. The area between Římská Street and Vinohradská Avenue will become more pedestrian-friendly, with new greenery and public art installations. Transport accessibility will also improve thanks to a new tram line, which is scheduled for completion in 2027.
