As part of the next stage of the Bory Bývanie project, we are launching the sale of the first 40 apartments in the new Bory urban district in north-west Bratislava. This stage, called Bory Nádvorie, will add 180 apartments to the district. The construction is planned to begin in June, with the project’s occupancy permit scheduled for completion in late 2027–2028.
Designed by the Slovak studios Sadovsky & Architects and Superatelier, the latest stage of the project consists of two apartment buildings with five to seven floors. One-and-a-half to four-room apartments with loggias and balconies will be available for sale. The top floors will feature spacious apartments with roof terraces, including one five-room apartment. Ground floor apartments will have front gardens oriented mainly towards the quiet inner courtyard.
All necessary amenities nearby
The Bory Nádvorie stage is located in the heart of the Bory district. To the east, it borders the Bory Promenada stage and to the north-west, the Bory kindergarten. To the south-west, it is bordered by the Dúbravčický potok and an embankment with a cycle path. Future residents will have important amenities within walking distance, including the Bory Mall shopping and entertainment centre, Bory Hospital and Bory kindergarten, as well as other commercial establishments. The stage will connect to the promenade of the neighbouring Bory Promenada stage, encouraging natural movement through the neighbourhood.
Quality public spaces and amenities
The U-shaped buildings are positioned opposite each other, forming a secure inner block that is inaccessible to cars. The shared outdoor spaces feature playgrounds, a fitness area, a ping-pong table, and a pergola with picnic benches surrounded by greenery. There will also be a barbecue area available to residents, located close to the Dubravčícky potok, with a generous green area for other sports and leisure activities. The project also includes a community room and four commercial spaces for additional operations.
Parking spaces are located in an underground garage. Only 32 spaces are available for residents and visitors in the surface areas around the perimeter of the site. The project also includes a separate room for bicycle parking.
The Nádvorie stage boasts an exceptional location, amenities and design. Its lower number of flats and quieter inner block will attract buyers looking for a more intimate environment who also appreciate immediate accessibility to shops and services. Its central location, close to the hospital and other planned developments, will also appeal to investors. More about the newly emerging urban district of Bory
The Bory zone is located between the Bratislava districts of Lamač and Devínska Nová Ves. As well as housing, the area offers a variety of commercial and non-commercial amenities. The commercial area comprises the Bory Mall shopping centre and the Bory Retail Zone, which consists of several large commercial establishments with different focuses. The non-commercial area comprises the Bory Hospital and the Ubytovňa Bory, which is intended for the hospital’s medical staff. There is also a public kindergarten which is already in operation. In the summer of 2021, we transferred ownership of the kindergarten to the Bratislava-Lamač municipal district for the symbolic sum of one euro. A private combined kindergarten, primary and secondary school is also planned, to be founded by the Felix civic association, an established player in the market.
The residential part called Bory Bývanie is divided into several stages. The very first stage of the residential housing Bory Prvé Domy is completed. Bory Nový Dvor stage is divided into two phases, both of which are already completed and approved. Bory Promenáda stage also has a final approval decision and Bory Na Hrádzi stage was completed in 2024. Other stages of the project are in preparation.
The transport infrastructure in the Bory zone connects to the nearby D2 motorway, with the city centre less than 15 minutes away by car. The motorway’s proximity also guarantees excellent accessibility to nearby cities such as Vienna, Brno, Budapest and Prague, and of course the zone is connected to the existing public transport network. The extension of the tram line from Dúbravka and the construction of the integrated passenger transport terminal (TIOP) at Lamačská brána are also in preparation. We will carry out the preparation of project documentation for the construction of the tram line at our own expense. After obtaining a legally valid building permit, we will hand over the project to the City of Bratislava. To date, we have invested over EUR 30 million in building and expanding the transport infrastructure in the Bory area.
