First Square in Bory District

The Bory Square and the extension of the Bory Mall shopping and entertainment centre have received a final EIA decision. The expansion of the mall will be implemented as an extension of the north-eastern part, oriented towards the Bory Hospital. The area of the current outdoor car park between the centre and the hospital will be replaced by a new square of approximately 7,000 m², which will also be seamlessly connected to the residential stage of the Bory Bývanie project.

The design of the square was developed in collaboration with Slovak studio ZAAN Architects. The design is inspired by the Slovak sand dunes, a unique natural phenomenon found mainly in the Záhorie region. This concept is manifested in the use of curves, undulating lines and stepped terrain. At the same time, the flowing and curved lines lead to a natural and non-violent movement of people, creating a pleasant and functionally connected environment.

The square is based on the concept of four interconnected zones, each with a different function. The façade with the entrance to the shopping and entertainment centre will be enlivened by new summer terraces of gastronomic establishments, which will also create a natural link with the rest of the square. The central part of the square with the fountain will be an ideal place for cultural activities. This lively space will be suitable for market stalls selling local products, crafts and souvenirs, temporary market stalls and the organisation of events with sufficient space for a stage. The central part of the square will be surrounded by a green park with a total green area of approximately 2,800 m² and a variety of plantings. It will include three quiet resting areas with benches, natural shade trees and an artistic play element.

Expansion of Bory Mall

The expansion of the shopping and entertainment centre will provide approximately 2,000 m² of leasable area for shops and services and 400 m² for catering facilities. The expansion of the mall expects a natural increase in the number of visitors and a corresponding increase in the need for parking spaces, which will be met by a new outdoor car park with a capacity of 72 spaces. The parking spaces currently located in the area of the future square will be transferred to the new parking house, which will contribute to the final completion of the quiet zone between the residential phases, the hospital and the Bory Mall shopping and entertainment centre.

We are currently in the sales phase of Bory Mall. We intend to obtain the necessary approvals for the expansion project and the construction of a new car park as part of the approval process. The actual implementation and detailed timetable will be the responsibility of the new owner.
