Penta Real Estate Becomes Lead Developer of Prague’s New Bubny District

Penta Real Estate has acquired a 50% stake in HoldCo Bubny s.r.o., the company owning key land plots in the Bubny-Zátory redevelopment area. Together with investment group AKIPIA and J&T, the company will take part in the transformation of one of Prague’s most significant urban development sites. Total investment in the project is expected to reach approximately CZK 90 billion.

Bubny-Zátory is one of the largest undeveloped areas in Prague’s wider city centre. Covering more than 250,000 sqm between the Vltavská and Nádraží Holešovice metro stations, the location also benefits from excellent connectivity thanks to the newly opened Praha-Bubny railway station.

Under the new ownership structure, Penta Real Estate holds a 50% stake in HoldCo Bubny s.r.o. A further 35% belongs to the newly established investment group AKIPIA, founded by independent investors Michal Strnad, Tomáš Brzobohatý and Marek Šmrha. J&T retains a 15% share and will remain involved in the project as a financial partner.

By 2050, Bubny will be transformed into a modern urban district comprising approximately 25 city blocks and up to 10,000 apartments. In addition to residential development, the project will include premium office space, rental and student housing, hotels, retail and services, schools, kindergartens, public amenities, parks and high-quality public spaces. The new district will create a vibrant environment for tens of thousands of residents, visitors and employees.

Penta Real Estate’s entry into the Bubny project is fully aligned with its long-term strategy focused on large-scale urban regeneration and brownfield redevelopment. Once completed, Bubny will become the largest development project in the company’s history.
