A complex school facility will emerge in the Bory district

The growing Bory district is expanding its community infrastructure. We have partnered with the civic association FELIX Bratislava to operate a private combined kindergarten, primary, and secondary school in the area. The construction of the facility will be undertaken by a private investor.

The civic association FELIX Bratislava will be the founder of the new school facility, that will be built in the Bory district of Bratislava. The project is currently in its initial phase, during which the necessary project documentation is being prepared to obtain the zoning permit and Environmental Impact Assessments (EIA). The expected start of construction is scheduled for the second half of 2024, with the first students possibly starting school in September 2026 of the academic year 2026/2027.

The school facility will offer education at three levels - kindergarten, primary school, and secondary school. The kindergarten will have a capacity for 80 pupils, the first-stage primary school will accommodate 240 students, and the second-stage primary school will accommodate 375 students. The founder is also planning to build a private secondary school within the facility, with a capacity for 300 students.

The project also includes the construction of interior sports areas - a large and a small gymnasium and their respective changing rooms. There will be two multifunctional playgrounds in the exterior as well as a playground with a natural character for the kindergarten. The facility will be put into operation gradually, starting with the primary school in the 2026/2027 academic year.

"At Penta Real Estate, we are convinced that building high-quality community infrastructure is just as important as building top-notch real estate development. The Bory district is expanding rapidly and is becoming a full-fledged city district and a pleasant place to live. It already has a public kindergarten and a new hospital. Therefore, I am very pleased that Bory will get another community facility in the form of a modern, high-quality school, which will serve preschoolers, schoolchildren, as well as high schoolers. I am convinced that this project will significantly improve the quality of life for the residents of Bory," said Michal Rehák, Business Development Director at Penta Real Estate Slovakia.

"We are delighted to bring quality education to the Bory district. Felix is known for their innovative methods, which prepare students for life in the 21st century. The school in Bory will provide both, modern education as well as modern premises. This is our first opportunity to build a school entirely from scratch, according to our needs. We believe that all of this will further help children, teachers, and parents feel good about Felix, go to school with joy, and take away experiences and friendships, in addition to education," said Peter Halák, the founder of Felix school.

More about the newly emerging district of Bory

The Bory zone is located between the Bratislava’s districts of Lamač and Devínska Nová Ves. Besides its residential function, the area offers a variety of commercial and non-commercial facilities. The commercial section includes the Bory Mall shopping center and Bory Retail Zone, which offers several large commercial establishments of different types. The non-commercial section includes Bory Hospital, which is scheduled to open at the end of March 2023, as well as Bory Employee Housing for hospital staff, and a public kindergarten, already in operation, that Penta Real Estate handed over to the Bratislava-Lamač district for a symbolic sum of one euro in the summer of 2021.

The residential part, called Bory Bývanie, is divided into multiple stages. Bory Prvé Domy is almost finished, with the final apartment building currently under construction. The Bory Nový Dvor stage is divided into two parts, the first of which has been completed, and the second awaits its occupancy certificate. The Bory Promenáda stage has already received a valid occupancy certificate, while the Bory Na Hrádzi stage is under construction. Three additional stages are in the permitting process. The project, within the first five stages, will bring nearly 2,000 apartments to the area.

Transportation infrastructure in the Bory zone is connected to the nearby D2 highway, with the city center being less than 15 minutes away by car. The proximity of the highway also provides excellent access to nearby cities such as Vienna, Brno, Budapest, and Prague. The area is connected to the existing network of public transportation and there are plans to extend the tram line from Dúbravka. Preparation of the project documentation for the construction of the tram line will be financed by Penta Real Estate. Once the project receives a valid building permit, it will be handed over to the city of Bratislava.
