We will submit the necessary documentation for the Environmental Impact Assessment (EIA) for the Southbank project in the upcoming weeks. The project will rise on the southern bank of the Danube, in the area between Bratislava's Old Bridge, Apollo Bridge, and Prístavný Bridge. The construction of the first stage of the project is planned to begin at the end of 2026. The project already incorporates professional environmental measures aimed at minimizing the negative impacts of construction on the environment of the area.
Roofing at Masaryčka
This morning, we finally had the opportunity to ceremonially cut the ribbon of the brand-new entrance into subway B at Masaryk Station/Náměstí republiky. Thanks to the initiative and funding from Penta Real Estate, the cooperation of the capital city of Prague and the Prague Public Transit Company, the reconstruction of two metro entrances in a minimalist, modern and clean design has been successfully completed.
The foundation stone of Waltrovka Pod Vidoulí Project
With the traditional tapping of the foundation stone and its blessing, the construction of two houses within the Waltrovka / Pod Vidoulí locality in Prague 5 got underway. Penta Real Estate will build 54 apartments for the XPlace platform, which belongs to the Archdiocese of Prague. Penta is therefore embarking on the first collaboration focused on long-term rental housing.

Penta Real Estate will build premium rental housing in Prague for XPlace
We have recently entered into a partnership within the area of professionally managed rental housing with the XPlace platform, which is owned by the Archdiocese of Prague. Thanks to this business agreement, XPlace's rental portfolio will be enlarged by two turn-key built apartment buildings situated within the new city district of Waltrovka, close to the Vidoule nature park. For us, this is the first cooperation focused on long-term rental housing. The partnership will be symbolically celebrated by the joint tapping of the foundations of the new construction, which will take place at the end of February 2024.
The Cloud One Hybernská by Motel One Group
In the very center of Prague, work is in full swing on the construction of The Cloud One hotel in Hybernská street. The 7-story hotel, which was designed by the studio of Schindler Seko Architects, will bring 382 modern rooms and a shopping arcade with a wide range of shops and services.

The newly emerging streets within Nová Waltrovka have received their names
A ceremonial unveiling of the street names took place this morning. The streets within Nová Waltrovka will bear the names of Czechoslovak hockey representatives and world hockey champions from the late 1940s, to whom the communist regime had repaid thei duty with long-term prison terms. The plan was approved by the Topographic Commission of the City Council of Prague and subsequently by the City Council of Prague. The naming of new streets after three hockey legends was also supported by the Prague 5 district, and it is also appreciated by the leadership of the Czech Ice Hockey Association.

Office Hybernská has a winning architectural proposal
The competition for our down-town project, Office Hybernská took place as an invited, two-round architectural competition for Czech and Slovak participants. The main goal was to complete the block of Masaryk railway station buildings with a strong historical context and bring new use to the historical, yet neglected building of the former post office.

First round of the architectural and urban planning competition in the Old Town
Last week, we have successfully finished the first round of the international architectural and urban planning competition for a project in downtown Bratislava. The competition's goal is to find a future solution and design for the development in the remaining part of the area, where construction of the first office building began in early December.
Popular co-working BASE in Czech Republic officially has a new owner!
Last week, we managed to sell the fully occupied BASE coworking center, which is part of the Churchill office complex in Prague 2. The buyer is none other than Scott.Weber Workspace, which continues to expand and strengthens its role as a leader within the Prague flexible offices market. Penta Real Estate will leave the operation of the coworking center to the current number one on the market and will fully concentrate on new development projects, among others, in the area of Florenc and the Central Train Station.

At yesterday's Best of Realty gala, the winners of the 25th anniversary of the prestigious real estate competition were announced.

We have acquired the brownfield land near Florenc
Today Penta Real Estate successfully purchased the last large brownfield in the center of Prague, which is located near Florenc. We have bought the land from Czech Railways for 243.8 million Czech crowns. This amount may further increase depending on the final outcome of the change of the master plan, which is currently underway within the area. Thanks to this important milestone, we can continue with the construction of a new urban district in the vicinity of Masaryk railway station – based on an urban planning competition that took place already in 2021.

Unveiling ceremony of the recently finished golden tower Masaryčka took place on 30th of November. From the lifting platform, the last pieces of the protective covering foil were torn off by representatives of Penta Real Estate top-management, together with the project team involved in construction of this ambitious development.

Greenery within Masaryčka
Vegetation on the roofs of our Masaryčka project serves as a natural air conditioner, which is why we integrated trees, bushes, grasses and other plants not only in the square in front of the building, but also on both roofs of the office buildings. Green roofs can cool the entire building during the summer and therefore reduce the heat island effect by tens of degrees Celsius.

ESG principles incorporated in Nová Waltrovka
How did we use the principles of ecology and sustainability in the Metalica and Legatica office buildings?
First of all, there are chargers for electric cars in the garages of both buildings, available for tenants and their employees, as well as for their visitors. This is complimented by solar panels on the roofs, together with smart system that uses rainwater to irrigate green areas and flush toilets. Moreover the planting of sufficient amount of greenery within the zone is scheduled in order to eliminate the formation of the so-called heat island.

By the beginning of May, we have reached the highest point of the construction, known as the 'Glajcha' or topping-out ceremony, at the future site of The Cloud One Hotel. Since then, we have been actively engaging in negotiations with potential tenants for the retail spaces.

We know the five finalists of the 4th Quadrant project for the completion of Vítězné náměstí
Yesterday afternoon, a press conference was held, revealing the 5 winning proposals for the completion of Prague's Kulaťák. Even though the urban concept, which laid the foundation for Dejvice, was designed by Antonín Engel a hundred years ago, a section of Vítězné náměstí, known as the 4th Quadrant, remains undeveloped to this day.

This week we managed to close the acquisition of land from the HB Reavis company in Bratislava's Old Town, between Mlynské nivy, Chalupkova, and Košická streets. New spaces for living, work, and civic amenities will be built on the area of nearly three hectares.
